Site Visit Checklist for a New Apartment in Bangalore
A site visit is your best chance to test what a brochure promises. Use this checklist so you leave with answers, not just impressions.
Before you go
- Find the RERA number and check the project on the K-RERA website (see our RERA check guide).
- Ask for the plan: the sanction plan, the unit layout you are interested in and the payment schedule, in writing.
- Fix your questions on carpet area, super built-up area and which floors and towers are available.
What to look at on site
- The model apartment is a guide, not the product. Ask which finishes, fittings and flooring are included in the price and which are shown for display only.
- Construction progress: compare the work on site with the stage the builder reports. Ask for the latest progress photographs or the quarterly update filed on RERA.
- Surroundings: approach road, nearby construction, and what stands in front of the floor you are considering. Visit at a different time of day if you can, since traffic and light change.
- Layout in practice: check how furniture would fit, where the sunlight falls and how the balcony and utility areas are placed.
What to ask the builder
- What is the total cost sheet, including GST where applicable, parking, club membership, maintenance deposit and any other charges?
- What is the possession date in the RERA registration and in the agreement?
- Which banks have approved the project for home loans?
- Who maintains the community after handover, and what is the expected monthly maintenance?
- What happens if possession is delayed? Ask to see the clause.

- RERA registration certificate and project details
- Commencement Certificate and approved plan (see OC and CC explained)
- Draft agreement for sale and the payment schedule
- Title documents and the builder's land-ownership or joint-development papers, for your lawyer to review
Compare before you book
