How to Check a Project on Karnataka RERA Before You Buy
Every residential project in Karnataka above a minimum size must be registered with the Karnataka Real Estate Regulatory Authority (K-RERA) before it's advertised or sold. Checking a project on the K-RERA portal takes about ten minutes, and it's the single most useful check a buyer can do.
- Find the project's RERA number on its brochure, website or ads.
- Search it on rera.karnataka.gov.in.
- Confirm the promoter's name, the project name and address, and the proposed completion date.
- Read the approvals, the latest quarterly progress update and any complaints.
Step by step on the K-RERA portal
- Go to rera.karnataka.gov.in.
- Open the projects section and choose to search registered projects.
- Search by RERA registration number (the most reliable), project name, promoter name or district.
- Open the matching project and its details page.
- Download the registration certificate and check that the details match what you've been told.
What to check on the project page
- Promoter and project name: they should match the builder and project you're buying, including the phase or tower.
- Proposed completion date: compare it with the possession date in your agreement.
- Approvals and plans: sanctioned layout and building plans, land title documents and commencement certificate.
- Quarterly progress updates: promoters must update construction progress. Long gaps are worth asking about.
- Complaints: see whether buyers have filed complaints and how they were resolved.
The protections RERA gives you
The Real Estate (Regulation and Development) Act, 2016 gives buyers several important rights:
- Carpet area pricing: homes must be sold on carpet area, the usable floor area inside your walls, as defined in the Act.
- Advance limit: a promoter can't take more than 10% of the cost as an advance before a written agreement for sale is registered (Section 13).
- Separate account: 70% of the amounts collected from buyers must go into a separate bank account and be used for that project's construction and land cost.
- Delay compensation: if possession is delayed, you can claim interest or a refund with interest (Section 18).
- Five-year defect liability: the promoter must fix structural defects reported within five years of possession, at no cost to you (Section 14).
Red flags
- No RERA number on ads or brochures, or a number that doesn't match the project on the portal.
- A "pre-launch" price that asks for a large payment before registration or before an agreement for sale.
- A completion date on the portal that is very different from the possession date you're promised.
